Is there anyone who owns a small pizzaria

I have a small commercial free standing building (800sqft) in a high traffick area, Where I am thinking to open a pizzaria-pasta take-out shop, for my retirement years.Is there anyone who is doing this now? that could give me some inside info.Thanks.
